Answers to the above questions:


  1. How much does a certificate cost?
    With each project being different, maybe only slightly with the Basix Certificate, but greatly with the Thermal Comfort Certificate, and the prices do vary.  The minimum cost for a Basix Certificate relating to a new single storey home is $220.00. The minimum cost for a Basix Certificate relating to a new double storey home,  combined with a separate ABSA Thermal Comfort Certificate is $330.00. With swimming pools from $48.00 and Alterations & Additions from $88.00.

  2. What do you mean ‘soft-option solutions’?
    We term “Soft-options solutions” those Certificates that have been generated simply to receive a pass or result, without any thought to practical building solutions or associated costs.  A certificate can be obtained by using materials that will certainly give you a pass, but in most cases these options are ‘over-kill’ (like double glazed windows) and will cost you thousands of unnecessary dollars.

  3. Can I get the Basix Certificate after council approval?
    No, you need to complete a Basix Certificate and submit it to council with your Development Application.

  4. I’m only building a small extension to my home, do I really need a Basix Certificate?
    As of the 1st July 2007, any new extension / alteration with a value greater than $50,000 or a pool (or spa) with a volume greater than 40,000 litres will require a Basix Certificate to be lodged with your Development Application.

  5. Once I get the Basix Certificate and have council approval, can I still change some items on the Certificates?
    Yes, we can change items on your certificates, but this requires a new Basix Certificate to be generated and possibly a new Thermal Comfort Certificate, plus notification to the council and the Principal Certifying Officer. A price for this service will be provided on request.

  6. I have a few homes to lodge for council approval, can I get a discount?
    Yes, we will offer you a discount on our fees should you have more then one dwelling to be submitted, and if you are a repeat customer.

  7. Can I do my own Basix Certificate?
    Yes, you can do your own Basix Certificate and it can be quite easy to tick the boxes, but without having the experience and knowledge we offer you, your commitments could add thousands of dollars to your overall costs.

  8. Can I do the Basix Certificate and the Basix Certificate Centre provide the Thermal Comfort Certificate?
    Yes, if you want to do the Basix Certificate, we can arrange the Thermal Comfort Certificate and the minimum cost for this will be $230.00, depending on the design. This certificate is also referred to as a Thermal Performance Certificate.

  9. Why should I get a Thermal Comfort Certificate and not use the DIY system?
    Only certain types of projects are able to be simulated using the D.I.Y system, and you are only able to use materials that are generic to the D.I.Y. system. This can add considerably more money to the overall cost of your project, where as at the Basix Certificate Centre we tailor your home to specific materials using the Nathers software (developed by the CSIRO) and once approved for national use, the second generation software Accurate.  
    With this new software we will be able to specify certain types of materials to specific rooms, elevations, ceilings, floors etc, providing a more accurate assessment of the project, and even predicting the range of high and low temperatures associated with your home.

  10. Is a Basix Certificate required for my existing house if I am going to sell the home?
    No, at the moment a Basix Certificate is not required for an existing home if you are selling your property.  However some clients have requested a Thermal Comfort analysis to demonstrate the thermal properties of their design, which helps in selling the property.
